Notes to owners / occupants
  1. Each owner shall pay for the initial payment including the necessary deposit and charges provided in the terms of Deed of Mutual Covenant upon handover of unit. Our company will issue the official receipt for your retention.

  2. The following deposits are transferable under the terms of the Deed of Mutual Covenant in the change of the ownership :-
    • Management Fee Deposit
    • Public Utilities Deposit
    • Air-conditioning Charges Deposit
    • Car Parking Management Fee Deposit
    • Special Fund / Sinking Fund

  3. Each owner shall pay to the Building Manager on due dates, normally on the first calendar day of each month, his share of the management shares as provided in the Deed of Mutual Covenant.

  4. Payment Methods :-
    • Auto pay
    • Pay to the management office by cash or by cheque
    • By mailing the crossed cheque to the management office together with the remittance advice
    • To drop the crossed cheque into the collection box situated in the management office

  5. Ways of payment through Auto pay :-
    • You may obtain the auto pay authorization form at the management office;
    • You need to send the original completed form to your banker and the copy to our company for processing.
    • A notification letter wrote by our company would send to inform you the effective date.
    • All amount of payment will be listed in your bank statement or passbook monthly. No official receipt will be issued;
    • Our company will notify you the reason of rejection, if the payment is invalid. You are also advised to recover the payment by cheque or by cash in due course.

  6. Each owner shall be responsible for the contribution of management expenses attributable to the management shares / undivided shares of the units owned by them. Our company will take the necessary action against the late payment or unpaid owners by the following procedures :-
    • To charge the late payment interest approved by the Deed of Mutual Covenant;
    • To take legal action for recovery;
    • To register the Memorandum of Charges of relevant units in the Land Registry;
    • To sell the relevant units through the public auction for redemption.
